Types of Commercial Lock Installation

  • Cylindrical Lock Installation

    Cylindrical Lock Installation

Standard commercial lever or knob locksets for offices, interior corridors, and light commercial doors. Available in ANSI/BHMA Grade 1 and Grade 2 ratings. Cylindrical locks install through a bored hole in the door face, making them faster and more affordable to install than mortise sets. Ideal for office interiors, break rooms, storage closets, and low-to-moderate traffic entries. Common brands include Schlage (B-series, C-series), Yale (Y150-series), and BEST (XE/XEL cylindrical).

  • Mortise Lock Installation

    Mortise Lock Installation

Heavy-duty mortise locks for commercial doors that take a beating. The lock body sits inside a recessed pocket cut into the edge of the door, giving it superior strength and durability compared to cylindrical sets. Grade 1 mortise locks are tested to over 1,000,000 mechanical cycles and handle demanding, heavily used environments better than any other lock type. Favored for front entries, hospitals, schools, courthouses, and server rooms. Top mortise lines include Schlage L-9000, Sargent 8200 Series, Corbin Russwin 4300/8000 Series, and Yale Y10.

  • Electrified Lock Installation

    Electrified Lock Installation

Locks that integrate with access control systems, intercoms, keypads, or remote release buttons. Electrified locksets combine physical security with electronic control, letting you manage entry points from a central system or mobile app. Common configurations: electric strikes that replace the standard strike plate for remote release, electromagnetic (mag) locks for high-security entries, and electrified mortise or cylindrical sets with built-in card readers or keypads. Everything is wired, mounted, and configured to work with your existing or new access control setup.

  • Storefront Lock Installation

    Storefront Lock Installation

Narrow-stile locks designed for aluminum-frame glass doors, the kind you see on every strip mall, restaurant, and retail space in Ventura County. These doors have thin profiles that require specialized hardware. Options include Adams Rite deadlocks (1850/1890/1950 Series) that fit in the bottom rail or stile, MS-series flushlocks for recessed surface bolting, and aluminum storefront mortise sets with laminated bolts. Glass-door electronic locks that mount directly on half-inch glass without drilling the frame are also available. For storefronts needing access control, mechanical locks pair with electric strikes or slimline magnetic locks (1,200-lb holding force) mounted on the header or side jamb.

  • High-Security Lock Installation

    High-Security Lock Installation

Restricted-keyway and pick-resistant locks for businesses that need tighter control over key duplication. High-security cylinders from Medeco, Mul-T-Lock, and ASSA use patented keyways and specialized pin configurations that prevent unauthorized key copying. These cylinders fit into standalone deadbolts, mortise locks, and existing commercial locksets as drop-in upgrades.

ANSI/BHMA Lock Grade Guide

The American National Standards Institute (ANSI) and the Builders Hardware Manufacturers Association (BHMA) rate commercial locks on a three-tier grading system. The grade tells you how much abuse the lock can handle and how long it will last under daily use.

Grade 1 (Highest Commercial Rating)

Grade 1 (Highest Commercial Rating)

  • 800,000+ cycle life for cylindrical locks, 1,000,000+ for mortise locks
  • Withstands 360 inch-pounds of strike force (6 strikes at 60 inch-pounds each)
  • UL 437 high-security option available on select models
  • Required for building main entries, stairwells, and high-traffic commercial doors
Grade 2 (Standard Commercial Rating)

Grade 2 (Standard Commercial Rating)

  • 400,000+ cycle life for cylindrical locks, 600,000+ for mortise locks
  • Withstands 180 inch-pounds of strike force (4 strikes at 45 inch-pounds each)
  • Suitable for interior offices, break rooms, storage areas, and moderate-traffic entries
  • Good balance of commercial durability and cost for most business applications
Grade 3 (Residential Rating)

Grade 3 (Residential Rating)

  • 200,000 cycle life
  • Withstands 120 inch-pounds of strike force (2 strikes at 60 inch-pounds each)
  • Not rated for commercial use
  • Commonly found on residential doors and sometimes used (incorrectly) on light commercial interiors

Private officesGrade 2 cylindricalModerate traffic, cost-effective, easy to service
Break rooms/restroomsGrade 2 cylindrical (privacy function)Low security need, moderate traffic, privacy function provides occupancy indication
Server/storage roomsGrade 1 cylindrical or high-securityRestricted access, key control matters, consider restricted keyway
Storefront glass doorsAdams Rite narrow-stile (Grade 1 available)Aluminum frame requires narrow-stile hardware, standard cylindrical does not fit

Many commercial insurance policies specify a minimum lock grade for covered properties. Grade 1 hardware on exterior doors can reduce premiums and ensures your locks meet the "reasonable security measures" clause that most policies include. Ask your insurance provider for their lock grade requirements and we will match the hardware to the policy.

ADA Compliance for Commercial Door Hardware

The Americans with Disabilities Act (ADA) and California Building Code Chapter 11B set specific requirements for door hardware on commercial buildings. Every lock we install is checked against these standards.

Lever Hardware Required

Lever Hardware Required

Door hardware must be operable with one hand and without tight grasping, pinching, or twisting of the wrist. Round knobs do not meet ADA requirements on commercial doors. Lever handles are the standard solution. If your building has round knobs on any accessible route, they need to be replaced with lever handles or lever-on-knob adapters.

Operating Force

Operating Force

Interior doors must open with no more than 5 pounds of force. Exterior doors are exempt from the force requirement but the hardware itself must still be operable with minimal effort. The 5-pound limit applies to the door, not the lock, but a lock with a stiff cylinder or a misaligned latch can push the total operating force over the limit. We test operating force on every installation.

Mounting Height

Mounting Height

Hardware must be mounted between 34 inches and 48 inches above the finished floor. Standard mounting height is 36 to 38 inches to center of the lock. This applies to lever handles, deadbolts, keypads, and card readers. If a lock is mounted outside this range, it does not meet ADA regardless of the hardware type.

Maneuvering Clearance

Maneuvering Clearance

The area around the door must provide enough clear floor space for wheelchair access. The clearance requirements vary by door type (push side vs. pull side) and approach direction, but the lock hardware cannot reduce the clear width of the doorway below 32 inches. Oversized lock bodies, surface-mounted closers, and protruding card readers can all encroach on required clearance.

Automatic Door Openers

Automatic Door Openers

For doors that serve high-traffic accessible routes, automatic door openers may be required or recommended. We install electrified locks that integrate with automatic opening systems, including push-plate activators, motion sensors, and touchless wave-to-open sensors. The lock must release before or simultaneously with the opener activating to prevent the door motor from working against a locked door.

ADA violations carry penalties starting at $4,000 for a first offense and $10,000 for subsequent offenses under federal law. California state law (Unruh Civil Rights Act) allows damages of $4,000 per violation per occurrence. Commercial properties in Ventura County are subject to both federal ADA and California accessibility standards. Getting the hardware right during installation is far less expensive than retrofitting after a complaint or lawsuit.

California Fire Code Requirements for Commercial Door Hardware

California Fire Code (Title 24, Part 9) and California Building Code (Title 24, Part 2) regulate how locks function on commercial exit doors. These are not suggestions, they are enforced by fire marshals and building inspectors across Ventura County.

Panic Hardware Required on Egress Doors

Panic Hardware Required on Egress Doors

Any door in an exit path serving an occupant load of 50 or more must have panic hardware (push bars or touch bars). This applies to the final exit door and every door between the occupied space and the public way. Standard locks with levers or knobs are not permitted on these doors, they must have a device that opens with a single push motion without a key, special knowledge, or effort.

Locks Cannot Be Defeated from Egress Side

Locks Cannot Be Defeated from Egress Side

You cannot install a lock on any egress door that requires a key, code, or special knowledge to exit from the inside. Double-cylinder deadbolts (keyed on both sides) are prohibited on commercial exit doors. If a door has a deadbolt, it must have a thumbturn or lever on the interior side that always allows free exit. The only exception is delayed egress systems that meet specific code requirements and are tied to the fire alarm.

Delayed Egress Locks

Delayed Egress Locks

Delayed egress locks are permitted in specific occupancies (Groups A, B, E, F, I-1, I-2, I-4, M, R-1, R-2, S) where the building is fully sprinklered and has a fire alarm system. The lock must release within 15 or 30 seconds (depending on the installation), sound an alarm during the delay, and release immediately when the fire alarm activates. The lock must also release on loss of power. Every delayed egress installation requires coordination with the fire alarm panel.

Stairwell Re-Entry Requirements

Stairwell Re-Entry Requirements

In buildings four or more stories tall, stairwell doors must allow re-entry from the stairwell to every fourth floor as a minimum, with re-entry always available on the top floor and the floor of exit discharge. This means the lock function on stairwell doors must allow entry from the stair side on the designated re-entry floors while remaining locked from the stair side on other floors. The lock selection must account for these re-entry requirements.

Fire-Rated Door Hardware

Fire-Rated Door Hardware

Locks installed on fire-rated doors must carry a UL or WHI label that matches the fire rating of the door assembly. A lock that is not listed for fire-rated doors can void the fire rating of the entire assembly. This includes the lock body, the strike, the trim, and any electrified components. We verify fire ratings on every door before selecting hardware.

Applicable Standards and Codes

Coastal Hardware Guide for Ventura County

Commercial properties within a few miles of the coast face accelerated hardware failure from salt air exposure. Standard finishes corrode faster, internal mechanisms seize sooner, and locks that would last 15 years inland may fail in 5 years near the beach.

What Salt Air Does to Commercial Lock Hardware

  • Latch bolts that pit and no longer retract smoothly, causing doors to stick or fail to latch
  • Cylinder pins that corrode internally, making keys hard to turn or causing lockouts
  • Lever handles and trim that discolor, pit, and develop rough surfaces
  • Spring mechanisms inside the lock body that seize from salt buildup
  • Strike plates and mounting screws that rust into the frame, making future service difficult

Our Recommendations for Coastal Properties

  • Specify stainless steel (630 finish) or brass (605/606 finish) trim and latch bolts instead of standard zinc-plated or aluminum finishes
  • Use stainless steel mounting screws and strike plates to prevent rust and frozen fasteners
  • Apply silicone-based lubricant to cylinders and latch mechanisms every 6 months (not WD-40 or petroleum-based products that attract dust)
  • Choose sealed or gasketed lock bodies for exterior doors directly exposed to ocean air
  • Schedule annual lock inspections to catch corrosion before it reaches internal mechanisms
  • Budget for 30-50% shorter hardware life on exterior coastal doors compared to inland installations

Coastal-rated hardware costs 15-30% more upfront but lasts significantly longer and requires less maintenance. We help you decide which doors justify the upgrade based on their exposure level and traffic.

Pro Tips for Property Managers

Tenant Turnover and SFIC

Tenant Turnover and SFIC

If you manage a building with frequent tenant turnover, Small Format Interchangeable Core (SFIC) locks pay for themselves fast. When a tenant leaves, you pull the core with a control key and drop in a new one. No disassembly, no rekeying on-site, and the door is secured for the next tenant in under 60 seconds. Prep the new cores at the shop and swap them the day the lease ends. SFIC is the standard in hospitals, schools, and large apartment complexes for exactly this reason.

Master Key Hygiene

Master Key Hygiene

Every time you add a door to a master key system without following the pinning chart, you weaken the system. Improper master keying creates phantom keys, combinations that were never issued but will turn locks in the system. Over time, a poorly maintained master key system becomes a security liability rather than a convenience. Keep the pinning chart current, have one locksmith manage the system, and audit the key schedule annually.

Insurance and Grade Requirements

Insurance and Grade Requirements

Your commercial property insurance policy likely has a clause about "reasonable security measures" or specifies a minimum lock grade for exterior doors. Grade 1 hardware on building entries is the safest bet for compliance. If your policy requires a minimum grade and you have Grade 3 residential locks on commercial doors, a claim after a break-in could be reduced or denied. Ask your agent for the specific lock requirements and keep installation receipts showing the grade of hardware installed.

Break-In Damage Assessment

Break-In Damage Assessment

After a break-in or attempted break-in, the door and frame matter as much as the lock. A forced entry can warp the frame, crack the door stile, or shift the strike pocket, all invisible from the outside but enough to prevent a new lock from functioning correctly. We assess the full door assembly after break-in damage and repair the frame and door before installing new hardware. Putting a new lock on a damaged frame is wasting money.

Preventive Maintenance Schedule

Preventive Maintenance Schedule

Commercial locks need maintenance just like any other mechanical system. Annual lubrication, twice-annual function testing (latch operation, key operation, closer coordination), and immediate attention to any lock that feels stiff or does not latch properly. Most commercial lock failures we respond to could have been prevented with a $50 annual service visit. For buildings with 20+ doors, we offer maintenance contracts that cover every lock in the building on a scheduled rotation.

Brands We Install

Schlage (Allegion)

Schlage (Allegion)

The most widely installed commercial lock brand in Ventura County. Schlage covers the full range from Grade 2 cylindrical sets (A-series, AL-series) for interior offices to Grade 1 mortise locks (L-9000 series) for building entries. The Primus restricted keyway is available for properties that need key control. Schlage parts are the most readily available of any commercial brand, which means faster repairs and lower service costs over time.

BEST (Stanley)

BEST (Stanley)

Known primarily for SFIC (Small Format Interchangeable Core) hardware. BEST locks use a removable core that swaps in seconds with a control key. This is the standard for buildings with frequent rekeying needs, apartments, schools, hospitals, and government buildings. BEST also makes conventional (non-SFIC) commercial cylindrical and mortise hardware. Their 40H and 45H mortise series are heavy-duty Grade 1 units built for institutional use.

Corbin Russwin (ASSA ABLOY)

Corbin Russwin (ASSA ABLOY)

Heavy-duty commercial hardware for institutional and high-traffic applications. Corbin Russwin mortise locks (4300, 8000, ML2000 series) are found in courthouses, hospitals, universities, and government buildings. Their hardware is built for longevity in demanding environments. Less common in general commercial use than Schlage but preferred where durability is the top priority.

Sargent (ASSA ABLOY)

Sargent (ASSA ABLOY)

A strong mid-to-high-end commercial brand. Sargent 8200 Series mortise locks and 10 Line cylindrical locks are widely used in office buildings, hotels, and healthcare facilities. Sargent integrates well with ASSA ABLOY access control platforms for buildings that need both mechanical and electronic security on the same doors.

Yale (ASSA ABLOY)

Yale (ASSA ABLOY)

Yale commercial hardware covers cylindrical locks (Y100/Y150 series), mortise locks (Y10 series), and narrow-stile storefront locks. Yale is common in retail, hospitality, and multi-tenant commercial buildings. Their hardware is well-priced for the quality and widely available. Yale also offers the nexTouch keypad lock for doors that need keyless access without a full access control system.

Adams Rite (ASSA ABLOY)

Adams Rite (ASSA ABLOY)

The standard for narrow-stile storefront door hardware. Adams Rite deadlocks (1850, 1890, 1950 Series) and MS-Series flushlocks are what goes into aluminum-framed glass doors on virtually every retail space and restaurant in Ventura County. If you have a glass storefront door, Adams Rite is almost certainly what is on it now and what should replace it.

Von Duprin (Allegion)

Von Duprin (Allegion)

Known primarily for panic bars and exit devices, but Von Duprin also makes electric strikes, electromagnetic locks, and electrified trim that pair with their exit hardware. If your building has Von Duprin panic bars and you are adding electrified access control to exit doors, Von Duprin components are designed to integrate seamlessly.

Dorma/LCN (Allegion/ASSA ABLOY)

Dorma/LCN (Allegion/ASSA ABLOY)

Door closers and automatic operators rather than locks, but they are part of nearly every commercial lock installation. A lock installation is not complete until the closer is adjusted to work with the new hardware. LCN is the most common commercial door closer brand in Ventura County, and Dorma is the standard for automatic door operators. We install and adjust both as part of our lock installation service.

What Our Customers Say

★★★★★

"Tim installed Grade 1 Schlage mortise locks on the main entry and two stairwell doors of our office building. He prepped the metal doors on-site, coordinated everything with our existing master key system, and had all three doors done in one visit. The locks feel completely different from the old Grade 3 hardware that was on there. Solid work and fair pricing."

Tyler K., Camarillo
★★★★★

"We needed SFIC cores swapped in a 24-unit apartment building after a property management change. Tim brought all the new cores pre-pinned and swapped every one in a single morning. He also updated the master key chart and gave us a clean set of documentation. This used to take our old locksmith two full days."

Laura V., Ventura
★★★★★

"Our storefront glass doors needed new Adams Rite deadlocks after the old ones corroded from salt air. Tim recommended the stainless steel latch bolt upgrade and marine-grade strike plates. He also replaced the corroded mounting screws with stainless. The doors latch and lock better than they did when the building was new. He knows coastal hardware."
